Parcels 70 – 77: Ester, Aspenwood Subdivision

Aspenwood subdivision is located on both sides the George Parks Highway (Parks Highway), approximately two miles west of Ester and about 10 miles west of Fairbanks.  Parcels 70 through 74 are all located on the north side of the highway.  Parcels 75, 76, and 77 are located on the south side of the highway

Parcels 70 through 74 can be accessed by Parks Ridge Road and/or Hibiscus Loop, both of which are unconstructed platted roads.

Parcels 75, 76, and 77 is accessible by Rose Court (platted but not constructed).

None of the parcels with Parks Highway frontage are allowed direct access to the Parks Highway (see note 15 on Alaska State Land Survey 84-20).



Electricity is available at the Parks Ridge Road’s northern entrance to the subdivision, however, there is no public water and sewer, instead private wells and septic systems are used, which would have to conform to Alaska Department of Environmental Conservation requirements.


Municipal Authority

The subdivision is located in the Fairbanks North Star Borough and is subject to real property taxation and zoning restrictions and are zoned RE-2 (Rural Estate, minimum 80,000 square feet lot size).



The parcels have mostly gentle sloping topography with the exception for Parcels 76 and 77 which have steeper topography.   The parcels have well to adequately drained soils with vegetation consisting of spruce, aspen, and birch trees.

Parcels 73 through 77 are south facing lots with views of the Tanana Basin and Alaska Range.
