Parcels 6 & 8: Wrangell, Thoms Place Subdivision
The City and Borough of Wrangell is located on the northwest tip of Wrangell Island, 155 miles south of Juneau and 89 miles northwest of Ketchikan. It is near the mouth of the Stikine River, a historic trade route to the Canadian Interior.
Thoms Place is located on Wrangell Island and within the City and Borough of Wrangell and is approximately 15 to 20 miles south of the City of Wrangell. There are no scheduled flights in or out of Thoms Place and it is known as a remote recreational area. Thoms Place is in the maritime climate zone with warm winters and cool summers. Summer temperatures range from 49 to 65 degrees Fahrenheit and winters range from 34 to 50 degrees Fahrenheit. Record temperatures have been recorded from -10 to 92 degrees Fahrenheit. Average annual precipitation is 82 inches including 50 inches of snow. Residents use skiffs for local travel and a few boardwalks and trails connect homes.

Parcel 6 can be accessed by boat at high tide to a small rock and sand beach. At low tides the water line is approximately 500 feet away. The parcel can also be access by a platted right of way (Dunn Street) adjacent to back of the property line.
Parcel 8 has access by a platted right of way (Thoms Drive); however, the road has not been constructed. Additionally, an access and utility easement runs along the western and northern portions of the parcel providing access to the water (see Alaska State Land Survey 81-234 at the bottom of this page).
No public utilities are available in the area. Private individual generators will be needed to obtain Electricity. Water in the area is typically obtained by private onsite cistern system with a roof catchment system and septic will need to be provided on-site and meet Alaska Department of Environmental Conservation requirements.
The parcels are located within the City and Borough of Wrangell.
Parcel 6 is a waterfront lot with approximate waterfrontage of 200 feet. The beach has some prominent rocks mixed with sand/mud and small rocks. The upland portion of Parcel 6 is gentle and undulating with good building sites. Adjacent to the northwest side of the lot is a creek and is zoned for open space.
Parcel 8 is a waterfront parcel lot with good views of Zimovia Strait. The parcel has a moderate slope with good building sites.
